Maine Real Estate & Development Association’s DevelopME Committee Co-Chairs to Participate on Board of Directors

PORTLAND, Maine – In early 2017, MEREDA announced the formation of a new committee for its enthusiastic emerging leaders. DevelopME was formed with a simple mission: "To engage membership and create professional development opportunities within MEREDA for the next generation of industry professionals".  In addition to creating a "Lunch & Learn" series, the committee is also working on a mentorship program and other special projects to cultivate and connect MEREDA’s future leaders within the organization.

The MEREDA Board of Directors recently approved a board seat for the DevelopME committee co-chairs. The two co-chairs will each serve one year of the 2-year term on an alternating schedule.  We are excited to announce that Sam LeGeyt of Harnden Commercial Brokers will serve this first year, and Cameron Woodford of Northern New England Housing Investment Fund will serve the following year.

Sam LeGeyt joined Harnden Commercial Brokers after graduation from the University of New Hampshire’s Peter T. Paul College of Business and Economics. Since then Sam has used his education in Finance and Real Estate to counsel and advise multiple clients across the office and investment landscapes of the Southern Maine commercial real estate market.

Cam Woodford works as an Acquisitions Analyst at Northern New England Housing Investment Fund, where he helps source and analyze equity investments in affordable housing projects across Maine and New Hampshire.

Maine’s economic heavyweights to gather Jan. 18 in Portland

PORTLAND, Maine – On Thursday, January 18, 2018, more than 700 from one of Maine’s most economically powerful industries will gather in Portland.

“According to the U.S. Bureau of Economic Analysis’ most recent annual figures, real estate is the second most important driver of Maine’s GDP, behind only healthcare. The Maine Real Estate & Development Association (MEREDA) will gather next month to hone in on the health of the industry, hearing from more than two dozen industry leaders,” said Paul Peck, president of the board at MEREDA, an attorney at Drummond & Drummond, and the principal developer at LWS Development.

“This may be one of the most powerful gatherings in recent years, as we identify growth patterns, foster continued responsible development, and look to the future for potential industry challenges,” continued Peck.

MEREDA’s annual Forecast Conference has been thrust into the spotlight in recent years, as the industry has surpassed manufacturing and tourism as the state’s most vitally important driver of GDP. Members of the industry, including builders, developers, brokers, attorneys, architects, engineers, municipal leaders, and retailers or others managing large swaths of real estate are welcome and encouraged to attend.

According to Shelly Clark, MEREDA’s vice president of operations, the January 18th MEREDA Forecast Conference will be held at the Holiday Inn By the Bay in Portland, from 9 a.m. to 5 p.m. Registration is available at MEREDA.org and is expected to sell out.

About the Panel:

Michael Pulaski leads Thornton Tomasetti’s Portland, Maine, office. He has more than 10 years of experience in sustainability consulting, providing sustainability strategies and engineering, energy and environmental analysis, and certification management. His clients range from building owners to design teams and contractors for new construction and existing structures. He is well versed in all LEED rating systems, and in Living Building Challenge certification and Passive House standards. Michael has a PhD in Architectural Engineering from Pennsylvania State University.

Gunnar Hubbard, FAIA, LEED Fellow, is a recognized leader in green building across the United States and in Asia, Europe and the Middle East with 25 years of experience as a licensed architect, consultant, educator and advocate. As a principal and Thornton Tomasetti’s Sustainability practice leader, based here in Portland, he oversees green building experts in the New York City, London, San Francisco and Portland, Maine, offices and collaborates with the firm’s nine other practices and all offices. 

He is an expert on green building standards and in creating high performance, low energy buildings that range from affordable housing projects to huge mixed use projects. Earlier in his career, he worked as a research scholar at the Rocky Mountain Institute focusing on environmentally responsible architecture and development. He has taught courses at Cornell University, Ball State, and was the executive director of the Yestermorrow Design/Build School.  His undergraduate in environmental studies was from the University of Vermont, and his graduate degree in architecture was from the University of Oregon.

On the forefront of sustainable design and building energy conservation, Alan G. Kuniholm AIA, LEED AP, Maine Licensed Architect, is a practice leader at PDT Architects in Portland and a past president of the Portland Society for Architecture. His recent design work emphasizes energy efficiency, low utility costs, and occupant comfort.

Al’s current and recent projects include the LEED-Gold Certified Capital Judicial Center in Augusta (a MEREDA Notable Project of 2015); the Ceremonial Courtroom renovation at the Kennebec County Courthouse; green elementary schools in Caribou (current), Camden-Rockport, Brunswick, and Gorham; and housing projects for Avesta Housing in Portland, including Pearl Place II, certified LEED-Platinum. He is the designer of 50 Sewall St., Portland, the state’s first LEED-certified office building, and was principal-in-charge of the LEED-Silver Kalikow Education Building at the University of Maine Farmington.

Jeanne A. PORTLAND, Maine – The Maine Real Estate & Development Association (MEREDA) is pleased to announce that Portland resident, Josh Fifield, a Senior Account Executive in the Business Insurance Department of Clark Insurance will fill the role of Vice Chair of MEREDA’s Membership & Marketing Committee.

Since joining Clark Insurance, a 100 percent employee-owned independent agency, Josh has built a reputation for understanding the complexities of real estate development to help insure large affordable housing projects, commercial developments and industrial properties, including insurance solutions for state and federal historic & LIHTC tax credits.

YIMBYers extol the virtues of development

SOUTH PORTLAND – The Maine Real Estate & Development Association (MEREDA), the state’s leading organization advocating for responsible real estate development, convened a conference last month entitled, "Yes-In-My-Backyard: Why Development is Good."

“Renewed interest in Maine’s cities and downtowns have placed pressure on communities to build in unprecedented ways. Recognizing the crippling effect of NIMBY, or ‘not in my backyard,’ ways of thinking,” said MEREDA president Paul Peck in announcing the event. “The ‘yes in my backyard,’ or ‘YIMBY,’ movement is an overt counterargument to oppositional mindsets – and is gaining traction quickly.”

Jesse Kanson-Benanav, a Boston area YIMBY pioneer keynoted the conference. He is an instrumental leader in the movement, and set the stage for a discussion about how to move development forward, with an update on the present status of pro-growth efforts and implications for the future of communities.

Kanson-Benanav asserted that development:

  1. Moderates and/or stabilize housing prices,
  2. Increases economic stability, and
  3. Improves the general diversity of communities, both from a social and economic perspective.

He came armed with real-world, pro-density examples. For instance, household size is decreasing across the globe, with families choosing to have fewer children and with less multigenerational living situations. In the U.S., in 1950, the average household was 3.37 people. Now it’s 2.6. Even if populations don’t grow overall, the amount of housing needed in any given community to accommodate the same number of residents is growing year-over-year.

“When you build at lower densities, you have to take farms and open spaces and turn them into lots,” he continued, suggesting that density is better for social integration and better for the environment. “Suburban expansion combined with large lots leads to exclusionary land use practices, with fewer people and increased pricing.”

Local experts augmented the conversation. James Brady, visionary of the Press Hotel and the Portland Company redevelopment in the East End, Jeff Levine of the City of Portland, Dana Totman of Avesta Housing, and Patrick Venne of Redwood Development Consulting each spoke about their local experiences, as part of a panel moderated by Elizabeth Boepple of BCM Environmental & Land Law.

Venne provided real-world examples of how convening community conversations and cultivating stakeholder questions and support is worthwhile, even before filing an application with the local planning department. “Moderating the design ahead of time can be more powerful,” he said.

Totman advocated that planning boards and planning departments take a more proactive approach to updating zoning ordinances, suggesting that those folks are the subject matter experts, but that a slow reaction to trends or best practices can mean that the city council or other entity is forced to interfere.

Levine honed in on the evergreen issue of parking, which is almost always controversial when any development is proposed. He said, when a developer gets “a curb cut, you basically take two public parking spaces and privatize them,” and therefore advocated that municipal entities relax minimums and let market decide. “Planners are libertarians when it comes to parking,” he concluded.

Some of the discussion was tactical in nature, for instance the interplay between a municipal comprehensive plan and zoning codes, while other conversation will double-down on the role of development vis-a-vis school funding models, local employment opportunities, and other quality of life benefits.

"Our goal was to offer a big picture perspective of how development is good for our collective future, and the rationale around smart growth development,” said Brian Curley, president of PDT architects and vice president of MEREDA. "Attendees were armed with tools about how to get more people to think globally about development, and what it means for the real estate industry more broadly."
